What Makes FLOATHOUZZ Unique?
A New Category of On-Water Living™
FLOATHOUZZ has created a new vessel class that bridges the gap between traditional houseboats and waterfront homes.
Unlike conventional houseboats—which typically depreciate in value and require extensive marine systems—FLOATHOUZZ float homes are constructed using premium residential materials atop engineered hulls designed for a 100-year lifespan. This approach allows FLOATHOUZZ units to behave more like real estate assets, with long-term durability and appreciation potential, while delivering the freedom and experience of on-water living.
Each FLOATHOUZZ is optimized for on-water living, where most owners spend the majority of their time, prioritizing comfort, views, energy efficiency, and ease of ownership.
Removing the Barriers to On-Water Living: Cost Accessibility
Traditional waterfront homes and houseboats are often financially out of reach. FLOATHOUZZ addresses this challenge through modular construction, energy-efficient design, and the elimination of unnecessary marine components.
With pricing starting at $199,000 for the On-Water 10 and $299,000 for the On-Water 20, FLOATHOUZZ provides an attainable entry point into on-water property ownership. Many owners further offset ownership costs by participating in optional rental programs when not using their float home personally.
Removing the Barriers to On-Water Living: No Boating Experience Required
Constructed with high-quality, marine-grade materials, a FLOATHOUZZ float home is designed to withstand the elements and provide long-lasting enjoyment.
Patent-Protected Innovation
The FLOATHOUZZ modular floating home system is protected by an extensive portfolio of U.S. patents developed by founder J.D. Hamilton. These patents cover the method of assembling float homes from prefabricated modules—including hulls, cabin pods, and utility cores—allowing for efficient transport, rapid on-site assembly, and mass customization.
This intellectual property protection extends into the late 2030s, securing the FLOATHOUZZ float home’s competitive advantage and first-mover position in the emerging floating house market.

Pioneering Regulatory Standards
Regulatory Leadership & Expansion
At FLOATHOUZZ, we pride ourselves on being at the forefront of regulatory leadership in the floating home industry. Our commitment to safety, quality, and sustainability is reflected in our adherence to the highest standards set by the U.S. Coast Guard and other regulatory bodies. By actively engaging with policymakers and industry leaders, we ensure that our floating residences not only meet but exceed all necessary regulations, paving the way for a new era of on-water living.
Through sustained collaboration with the U.S. Army Corps of Engineers and congressional leadership, Harbor Cottage LLC helped shape amendments to the Water Resources Development Act (WRDA) that formally recognize modular floating residences as a permissible, regulated vessel class on federally managed waterways.
This regulatory milestone removed a critical barrier to scale and positions FLOATHOUZZ for nationwide expansion across U.S. lakes and navigable waterways.
Our plans for national expansion are driven by a vision to make FLOATHOUZZ a household name across the United States. By strategically selecting locations that align with our brand values and market demand, we aim to introduce our innovative living solutions to new communities nationwide. Our expansion strategy is underpinned by a commitment to maintaining the highest standards of quality and customer satisfaction, ensuring that each new FLOATHOUZZ community reflects the excellence and innovation that define our brand.
Founder Biography: J.D. Hamilton
James D. (J.D.) Hamilton is the founder of Harbor Cottage LLC (operating as FLOATHOUZZ) and principal owner of both Lake Cumberland Marina and Lee’s Ford Marina on Lake Cumberland, Kentucky. With over two decades of experience in the marina and hospitality industry, Hamilton has established himself as a visionary leader in waterfront recreation and floating residential development.
Entrepreneurial Journey
Hamilton’s journey into the houseboat and marina industry began as a recreational boater who discovered the appeal of on-water living through personal experience. After renting his first houseboat on Lake Cumberland, he recognized both the tremendous potential of the lake lifestyle and the significant barriers preventing most people from accessing it. This insight led him to purchase Lee’s Ford Marina approximately two decades ago, marking the beginning of his transformation of Lake Cumberland’s recreational infrastructure.
Innovation & Patent Development
Hamilton is the inventor of the patented modular floating home system that forms the foundation of FLOATHOUZZ. His patent portfolio, with priority dates beginning June 30, 2016, includes multiple issued U.S. patents covering the method of assembling floating residences from prefabricated modules. These innovations allow for scalable production, efficient transport, and rapid on-site assembly while maintaining residential quality standards.
Hamilton’s engineering approach focuses on eliminating unnecessary marine components and complexity, instead building floating homes using standard residential construction materials and techniques. This philosophy has resulted in products that are more affordable, more energy-efficient, and designed to appreciate in value rather than depreciate like traditional houseboats.
Regulatory Leadership
Beyond product innovation, Hamilton played a crucial role in shaping federal policy regarding floating residences. Through persistent engagement with the U.S. Army Corps of Engineers and support from congressional delegations, he helped secure amendments to the Water Resources Development Act (WRDA) that formally recognize floating cabins as a permissible vessel class on federally managed waterways. This regulatory breakthrough, achieved through provisions enacted in 2014 and strengthened in 2016, created the legal framework necessary for FLOATHOUZZ to expand nationwide.
Marina Operations
Under Hamilton’s leadership, Lake Cumberland Marina has grown into one of the premier full-service boating facilities in the eastern United States. The marina currently operates 631 wet slips with plans to expand to 1,060 total slips, making it one of the largest inland marinas in the region. Hamilton oversees comprehensive marina operations including fuel services, mechanical repair, restaurant and food operations, retail, and short-term lodging.
His integrated approach combines marina operations with FLOATHOUZZ manufacturing and sales, creating a vertically aligned business model that provides immediate placement capacity, showcase sites, and a captive buyer and renter pipeline. This strategic integration between marina operations and floating home development represents a unique competitive advantage in the market.
Vision & Philosophy
Hamilton’s core mission is to democratize waterfront living by making it accessible to families and individuals who have been priced out of traditional options. He recognized early on that most Americans lack boating experience and that traditional houseboats are expensive, high-maintenance, and designed primarily for mobility rather than stationary enjoyment. His solution—FLOATHOUZZ—addresses both barriers by creating affordable, low-maintenance floating homes that don’t require boating knowledge or experience.
Hamilton estimates that 70-80% of houseboat owners rarely take their vessels out on the water, preferring instead to enjoy the docked experience. This insight drove the design philosophy behind FLOATHOUZZ: create a floating home optimized for the moored experience, with all rooms facing the water, unobstructed views, and the comfort and efficiency of a modern residence.
Industry Recognition
Hamilton and FLOATHOUZZ have been featured in numerous media outlets including the Courier-Journal, Louisville Business First, WDRB, WHAS 11, Houseboat Magazine, LEX18, and WISH-TV. His innovative approach to floating residential development has positioned him as a thought leader in the emerging category of on-water living.
Future Vision
Looking ahead, Hamilton is focused on scaling FLOATHOUZZ production to 30+ units per month and expanding into high-demand warm-weather markets including Alabama and Florida to support year-round occupancy and premium rental rates. His long-term vision includes establishing a national dealer network, standardized consumer financing, and FLOATHOUZZ communities at marinas throughout the United States.
